Copley Township adopted township-wide zoning in 1949 to protect the health, safety and welfare of the residents, to help maintain property values, and to ensure orderly growth and development.

Zoning in a township is important because it helps preserve the character of our community by allowing certain types of development in specific areas. Zoning regulates the use, size, height, area and location of building uses. Zoning also divides the Township into specific districts and sets reasonable permitted uses for each area.

Copley Township has five main categories of zoning districts:
  • Residential
  • Commercial
  • Industrial
  • Planned Development District
  • Open Space and Conservation
Each category has various components that allow for different types of development. For example, Commercial can include such uses like retail, office buildings, convenience stores and medical facilities.

Zoning also ensures that development takes place in those areas that can support it with infrastructure such as city water and sanitary sewer.

In the past several years, additional zoning requirements have been enacted that help our Township encourage the protection of the environment, control storm water runoff and soil erosion.
